We cover the following inspection survey reports:  - Full Itemised and Photo Property Inventory - Check In Report  - Check Out Report - Mid Term Damage/Cleaning Report - HMO and Fire Safety Report - Health and Safety Risk Assessment compared with the Hazards System within the Housing Act 2004 Before your tenants move in, we will organise an experienced property inspector utilising the latest technology from Kingston's to prepare a comprehensive Inventory and Schedule of condition of the contents of your property. The inventory will be a full and detailed report of furniture, contents and state of repair of the property. It will list every single room and its major areas, giving complete details of every knock, mark, stain and bit of damage that is available to the naked eye. If there are any fixtures, fittings, furnishings or other contents that are being made available with the property, such as crockery or kitchenware for example, then these will be listed individually. We do always advise that anything of a high sentimental or intrinsic value be removed from the property prior to renting. If you are unsure please ask the advise of your Property Inspector. We will take the readings for the gas, electricity and water (where applicable) before new tenants move in at this time.We ask the tenants to review this report once they have moved in to the property to form a basis for any deductions, loss and damage upon vacation. This vital record avoids any differences of opinion occurring during or at the end of a tenancy. Please inform us of any additional items are placed in the property after the tenants have moved in so that we can amend the original inventory. There is no charge for inventories with our management service.It is important that all floors, carpets, curtains and paintwork are cleaned before occupancy. Plugs and wiring should be checked. An option some of our landlords adhere to is to take out service contracts for domestic appliances, particularly gas central heating systemsA list of useful information should be provided to our office and we will ensure copies are left at the premise for the tenants. This should incorporate domestic appliance instructions and manuals, service contracts, main stopcock and meter locations, useful hints regarding the property, dustbin collections, etc.InspectionsDuring occupancy, your property will be professionally inspected on a three to six-month basis, including a written report, which will be sent to you automatically There will be a thorough inspection at the end of each tenancy to make a full check of its state and condition where the original inventory and schedule of condition will be checked against a final inventory. If any damage has occurred, or if there are any missing items then these issues will be addressed using any bond monies held. Please inform us if you wish to be present and we will notify you accordingly nearer to the date. Our management function does not include supervision during any periods when your property is not let, although, periodic visits may be made by our staff, particularly when showing prospective tenants around.
