Maintenance and Fire Inspection CheckAs part of compliance for the Housing Act 2004 and specific contract terms, Kingstons will carry out a Fire Safety and Tenant contracted agreement inspection. It is advised that the minimum health and safety aspects are taken care of, before a Tenant takes occupancy. If found upon our pre-move inspection, that any items not completed, then Kingstons will endeavour to complete these on your behalf. MaintenanceThrough our computer operated management software, we are able to offer you the facility to pick and choose which items of maintenance you or your preferred trades people wish to tackle and those you would rather leave us to organise. If you are lucky enough to have a trades person as a relative or a friend we can store their details on our software and contact them directly on any maintenance issues relieving you of the 'headache' of re-lighting boilers and fixing leaky taps!Upgrading, refurbishments and housing legislationWe are happy to discuss and advise on matters of upgrading and refurbishment with the aim of achieving the highest possible market rent and sustaining the property standard. Experienced, dedicated staff are always happy to inspect and make suitable, cost effective recommendations, accommodating up-to-date Housing Legislation. If you need advise on Housing Legislation, Houses of Multiple Occupation, House Sharing, there will be a member of staff able to lighten the load. If large scale works such as fire precautions are required by consensus of the Council then we have experienced contractors available at very competitive prices. We will gladly liaise with the Council and contractors on your behalf to arrange completion of these works.In order to make life easier and less expensive for our clients we find that it is usually beneficial for us to pay the contractors direct and to deduct the cost from the monthly rental income. This is then shown clearly on the monthly statement produced by our accounts department every month. Copies of the invoice supplied will then accompany the monthly statement. The biggest benefit of this system is that everything is clear for all to see, saving paperwork on your side, we will even send monthly copies direct to your accountant (if asked), again at no extra cost to yourself.
