We utilise cutting edge software to enhance our services to Landlords and Tenants. With automated rent chasing via sms or letter, to monthly Landlord reports for large portfolios. We look at the overall project and aim to increase rental and other possible routes for additional revenue. We have a strong internet presence and advertise locally within the community. With this and recommendations we are currently generating over 700 enquires a month. We Advertise on the biggest namesTenant selectionProspective tenants will be carefully interviewed and selected. Financial, employment and previous landlord (where applicable) references will be obtained. Where an individual is unable to provide sufficient references a Financial Guarantor will be obtained (normally a parent/guardian or relative). The Guarantor would then be legally responsible for any outstanding monies unpaid by the tenant. Should our referencing requirements not be met by prospective tenants then they will not be permitted to sign any tenancy agreements with Kingston's Residential. ViewingsAll viewings are strictly by appointment only. Prospective tenants will be accompanied by a Kingston's Residential representative with whom they can discuss any further requirements or queries. Transport will be provided unless it is otherwise agreed to meet tenants at the property of their choice.   Tenancy agreements and renewalsOnce the tenant is selected, we will prepare and execute a suitable Tenancy Agreement in line with current legislation. If you are letting your principal place of residence, the necessary safe guards to repossess on expiry will be legally incorporated. It is important that if any alterations are planned for the property prior to the beginning of the Tenancy that you supply us with a signed copy of the proposed works in order that such changes can be incorporated in to the Agreement. We will always endeavour to renew tenancy agreements after the initial term has elapsed. Once you have decided to place your property in to our Management Service our Lettings Team will automatically complete a rent review every year and advertise it for re-let at the end of each tenancy.
