An Energy Performance Certificate is is a document that indicates the energy efficiency of a dwelling, based on many factors, including the heating system, glazing, how the dwelling is constructed, and how much insulation there is. All properties whether sold or rented since the 4th January 2009 (Scotland) need an Energy Performance Certificate.
