Electrical Installation Condition Report (EICR)
A Periodic Inspection or Electrical Installation Condition Report (EICR) as it is now known, is an inspection on the condition of an existing electrical installation in order to determine, so far as is reasonably practicable, whether the installation is in a satisfactory condition for continued service. The inspection will: * reveal if any of your electrical circuits or equipment is overloaded * find any potential electrical shock risks and fire hazards in your electrical installation * identify any defective DIY electrical work * highlight any lack of earthing or bonding Tests are also carried out on wiring and associated fixed electrical equipment to check that it is safe. A schedule of circuits will also be provided, which is invaluable for a property. Why is a periodic inspection needed? Every electrical installation deteriorates with use and age. It is important for the person responsible for the maintenance of the installation to be sure that the safety of users is not put at risk, and that the installation continues to be in a safe and serviceable condition. When is a periodic inspection needed? It is recommended that periodic inspection and testing is carried out: * when a property is being prepared to be let, change of occupancy, for insurance purposes, etc * prior to selling a property or when buying a previously occupied property Who should undertake a periodic inspection and what happens? The electrical contractor will check the electrical installation against the current requirements of BS 7671 - Requirements to Electrical Installations (lEE Wiring Regulations) - as amended, which is the national safety standard for electrical installations. Our engineers use fully calibrated state of the art equipment and a mass of knowlege to ensure that the installation is left in a safe condition and any remedial work needed notified to the customer. How much does an EICR cost? Although this is hard to say exactly due to the variety, age, complexity and condition of electrical installations around, this is a very rough guide : 1/2 bedroom apartment with a single consumer unit - £100 2/3 bedroom house with a single consumer unit - £150 4/5 bedroom house with a single consumer unit - £200 Change of Occupancy Inspection is half the cost of a new EICR if we did it.
