Condition SurveysCondition surveys are of benefit to everyone involved in property ownership, occupation and investment. They are a vital tool for evaluating and recording construction attributes, present form and anticipated maintenance liabilities for lifecycle costing. Defect SurveysDefect surveys are commissioned to report on the cause and remedy for a specific defect, or defects, affecting a particular structure. Building estimates for the remedial work will often be based on the findings of such surveys. Dilapidation SurveysDilapidation surveys focus on liabilities accruing to a building under the terms of a lease and are assessed and costed in accordance with the covenant to repair. Clients involved in leasehold property of virtually any type, either as landlord or tenant, need to be aware of the need, from time to time, to take specialist dilapidations advice. The case law surrounding dilapidations is substantial and landlord and tenant are advised to consult surveyors experienced in this field, before becoming embroiled in legal procedures which can have huge cost implications for both sides in a dispute.
