Over the past twenty years there has been a rise in the number of lettings agents in Edinburgh. A couple of decades ago there was only a handful of lettings agents in Edinburgh but over the years, due to a rise in buy to let landlords and low barriers for entry (to set up lettings agents) the number of lettings agents in Edinburgh grew. In the past 3 years, since the inception of the Tenancy Deposit Scheme, a number of lettings agents have consolidated as large players in the market have bought up smaller lettings agents. Regulation in the industry is imminent so we expect that some lettings agents will throw in the towel due to the increasing red tape and the barriers to entry for new businesses will be higher. I believe this is a good thing for lettings agents in Edinburgh as there will be less, better quality lettings agents in the city.
