How much does a property inventory cost?
It depends on the property — size, number of rooms, furnished or unfurnished, and which inspection you need. A studio near Solihull station isn't the same job as a four-bed detached in Knowle. Send us the address by phone or WhatsApp and we'll give you a clear quote with no guesswork.
How fast is your turnaround — do you offer same-day or weekend inspections?
Yes. We turn reports around fast, with same-day inspections where we can manage them, plus weekend and short-notice cover right across Birmingham and Solihull. It's exactly what letting agents call us for when their usual clerk lets them down.
Do landlords legally need an inventory?
It isn't a legal requirement, but a professional, photo-evidenced inventory is essential to protect your deposit. Without a signed check-in and check-out report, landlords usually lose deposit disputes — the inventory is the single most important document you hold.
Who pays for the inventory — the landlord or the tenant?
Since the Tenant Fees Act, landlords (or their letting agent) cover the cost of the inventory and check-in — tenants can't be charged for it. We invoice landlords and agents directly across Birmingham and the West Midlands.
What's the difference between a check-in and a check-out report?
The check-in is the day-one record — we meet the tenant, log condition and meter readings, and get it signed. The check-out compares the property line-by-line against that check-in at the end of the tenancy, giving you dispute-ready evidence for any deposit claim.
Do you carry out Legionella risk assessments, and is it a legal requirement?
Yes. Landlords have a legal duty to assess and control Legionella risk in rental properties. We provide AIIC-accredited Legionella risk assessments across Birmingham, Solihull and the West Midlands — fast, affordable and fully documented, alongside your inventory.
Do you provide EPCs as well?
Yes. We assess and lodge Energy Performance Certificates on the national register for rental properties across Birmingham and the West Midlands — handy to sort alongside your inventory before you market the property.
Can you provide cover for letting agents?
