Are you more expensive than other builders?

We’re not the cheapest option in Edinburgh, and we’re open about that. Our pricing reflects careful planning, tidy work in lived-in homes and clear communication throughout the project. We provide written scopes in plain English so you can see exactly what’s included. If something feels high, we’ll talk it through and suggest sensible alternatives rather than cutting corners.

Will the price change once work starts?

As long as the agreed scope stays the same, the price stays the same. If we uncover something unexpected, such as hidden pipework or damage, we stop and explain the options before any extra work is done. Nothing is added quietly at the end. Changes are discussed and agreed before we continue.

Do we need to move out while the work is being done?

In most cases, no. The majority of our projects are carried out in lived-in homes, often with families and pets. We plan the work to keep disruption manageable, protect floors and stairs, and tidy up at the end of each day. For kitchens and bathrooms there will be periods when the room is out of use, and we explain this clearly before work starts.

Do you have experience working in Edinburgh tenements?

Yes — a large part of our work is in Edinburgh tenements and older properties. We’re used to narrow stairs, shared access and close neighbours. What happens if something isn’t right after the job is finished?

All our work is covered by a 12-month workmanship warranty. At the end of each project we walk through the work with you and deal with any small snags. If something comes up after you’ve lived with the space for a bit, you can contact us and we’ll come back to put it right.

What happens when we first get in touch?

The first step is a straightforward conversation to understand your home, your ideas and whether we’re a good fit. There’s no hard sell. If it makes sense to move forward, we arrange a site visit to measure properly and talk through options. If we’re not the right team for your project, we’ll say so.
