Based in the heart of Cornwall, it is easily accessible by road, train or plane, with just a 3 minute walk from Roche train station and a 15 minute taxi ride from Newquay Airport – ideal for both local companies/organisations, or larger companies with many branches who wish to hire meeting rooms or hold conferences in a convenient location, or rent private offices with flexible terms. The conference rooms for hire are ideal for conferences, training courses, meetings, exams or events. Layouts of seating & tables can be arranged in advance according to the purpose of hire eg. boardroom, classroom, theatre-style etc. On-site catering can be provided if required, and will be brought to you at a time of your choosing. There are several different sized, bright meeting rooms to hire with an events team, presentation equipment, Superfast Broadband Wi-fi, liquid refreshments & free on-site parking included. ‘Offices to let’ comprise of various sized private, secure offices with flexible tenancies, whether you require short-term rental or a more permanent, long-term office. When you take an office at Victoria, you're making no on-going commitment. There is no notice period, so you only ever pay rent for the time you occupy. Ad hoc hotdesking is also available. Facilities include a dedicated on-site management team, 24/7 access, disabled access, corporate signage, communal kitchens, showers & lockers, individual security cameras and free on-site parking, plus many other optional extras.

Low cost but doesn’t sacrifice on service. Flexible and meets our small business needs. Nothing is too much trouble for the management team.
Hotdesking
Victoria Offices is the only place in Cornwall that I know of with hot desks in private offices by the day. The whole site is clean and well presented, staff are all friendly and helpful and the Biscuit coffee shop is excellent for lunches or meetings. Really enjoyed my week here.

What events are your rooms most suited to?
Our rooms are used for a wide range of events, e.g. training, meetings, conferences, exams or interviews.
How do I book?
Complete the conference room booking enquiry form on our website and we will check availability for you.
How do I pay for my event?
We will send an invoice on the day of, or after the event. Payment is then requested within 30 days of the invoice being sent.
What time can I access the room?
We open at 08:30 and close at 17:00.
Are you accessible by train?
Yes, we are about a 3 min walk from Roche Train Station.
Do you provide Wi-Fi?
Yes, all of our rooms have Wi-Fi, the connections will be provided in the room.
Is there presentation equipment in the room?
Yes, we provide a projector, speakers, flipchart, whiteboards and whiteboard pens.
Are refreshments provided?
Yes, we provide; tea, coffee, biscuits, fresh milk, water cooler and hot water urn.
Can organisers bring their own food or caterer?
We have a contract with our caterers, therefore you not permitted to supply your own caterer, but delegates are more than welcome to bring their own lunch. Please note, there is no provision for heating food.
Is there any IT assistance on site?
We don’t have onsite IT assistance, but we can help with any issues with our equipment.
Do your rooms have natural daylight?
Most of our rooms do have natural daylight; we have a couple of spaces which are internal but are bright with good airflow.
How do we pay for office lets?
Office lets will be invoiced monthly. Conferencing will be invoiced on the day or after the event or we accept card payments at reception.
What is the notice period for an office?
You can give as little as 48 hours’ notice to leave your office.
Can I change offices?
Yes, you can move offices, upsize or downsize whenever you like *dependent on availability.
Are there any service or maintenance charges?
No, the only time you pay for maintenance is if you book something in with us e.g. putting a TV or whiteboard on the wall or building furniture.
Are business rates included?
To keep our rents low, Business Rates are excluded from the rents quoted. This also allows clients to claim exemptions such as Small Business Rate Relief or Charity Relief.
Is electric usage included?
Each office has a small fixed charge, then we individually meter electric usage and charge for this on a monthly basis. This encourages responsible energy usage and keeps our environmental impact low.
Are there telephones in the offices?
Because clients have varying requirements for telephone systems, we leave the ordering of telephone lines to you. If you don’t need a permanent landline, or don’t want the expense, mobile reception is very good at Victoria – or you could consider using our Broadband along with a service like Zoom/Teams. We are now able to offer tenants a telephone service that is tailored to our flexible offices.
Is there parking available?
Yes, we have free parking across the site.
